Warehouse District Condos, 700 S. Peters Condos, An Upscale Choice!

The location and the name are the same, 700 South Peters Condos are in the heart of the New Orleans Warehouse District. The 88 unit complex has 6 floors with one and two bedroom units. Most of the units have the same layout. You enter from an covered artium into your unit with the living area have the outside view. The living/dining areas are large. The kitchens are not large but adequate. Not all the views are equal but I prefer the S. Peters street views on the upper floors.
The amenities include a superb rooftop viewing area and full size pool area with tables and plants on the roof top area. The 24 security is tops in the area. The covered parking and valet at certain times of the day can speed you on your way. There is a small gym and storage area on the first floor for every unit. There are two elevators one at each end of the building. There are one and two bedrooms with the one bedrooms being about 830 sq. ft while the two bedrooms and two baths are 1244 sq. ft.
There are currently 6 units on the market. Since the beginning of 2007 there have been about 10 sales in the building. The one bedrooms are going to go in the 290-320 range depending upon the updates and condition of the unit.
The two bedrooms are going to be in the 420k-450k range, once again depending upon the updates, location and improvements. The kitchen updates tend to be the most valuable of all the updates. The living area floors solid woodand the crown molding are really a selling point while the tile in the kitchen is outdated for todays taste.
The 700 S. Peters condos do have higher than normal fees to cover the extra services such as security, valet parking, common areas, on site management and the other services you do not see elsewhere. The area is in the center of activity being a block from Fulton Street and several blocks to Harrah’s and the River Walk. This is an excellent place for a second home, turn your key and go. The French Quarter and the Mississippi River are also at your doorstep. The condos are very quiet and tend to be very private.
