Warehouse District Condos, 700 S. Peters Condos, An Upscale Choice!

     The location and the name are the same, 700 South Peters Condos are in the heart of the New Orleans Warehouse District.  The 88 unit complex has 6 floors with one and two bedroom units.  Most of the units have the same layout.  You enter from an covered artium into your unit with the living area have the outside view.  The living/dining  areas are large.  The kitchens are not large but adequate.  Not all the views are equal but I prefer the S. Peters street views on the upper floors.

     The amenities include a superb rooftop viewing area and full size pool area with tables  and plants on the roof top area.  The 24 security is tops in the area.  The covered parking and valet at certain times of the day can speed you on your way.  There is a small gym and storage area on the first floor for every unit. There are two elevators one at each end of the building.  There are one and two bedrooms with the one bedrooms being about 830 sq. ft while the two bedrooms and two baths are 1244 sq. ft.

Live Oaks and Spanish Moss, A New Orleans feature that grows!

    Live Oaks and Spanish Moss are an odd New Orleans Couple.  They have gotten along for hundreds of years and remain very compatible.  The New Orleans climate has been kind to both as they love the humid air and almost no winters.  The Spanish Moss is really not a moss at all but an esphylic plant that uses the tree for a home.  The plants make their own food and do not need roots to survive.  They like shade and thus grow under the branches of the tree underneath the leaf cover of the Live Oak in this case.

    You do not have to go far to both see as Audubon Park and City Park are full of the stately oaks and Spanish moss.  They do not like exhaust fumes and have disappeared along heavily traveled roads.  A tree shaded street does increase your real estate values and the quality of life.

New Orleans Condos, The New Orleans buyers agent, how he can help you? Much more than just Pricing ?

     In Louisiana the agent working with you to find a condo is in effect a buyers agent for you.  Choosing an agent is very important.  An experienced and knowledgeable agent knows the pitfalls, upsides and various condo trends in the market.  Some areas are going to be hot and some areas not.  Some types are going to be slow while others much faster.  Some of course are going to be overpriced.  Some are going to be priced correctly. 

     Square footage  is often overdone in determining the value of the condo.  The buyers agent should be able to relate past sales with a first hand knowledge and how they compare with what you are buying. Lets sit down a coffee shop like the one below and talk about it.  Lets begin our homework.

    In this blog lets just concentrate on pricing.  Many times the seller has a figure in mind and does not listen to his agent or the numbers.  Some times the seller will take the advice of the agent and go right at the price.  The seller many  thinks his unit is better than the competition without ever seeing the competition.  Its not what the sellers is asking that is the important number, it is what the unit is actually worth. 

     Pricing can be somewhat subjective but the pricing is going to be in a range depending on what has been done to the unit to upgrade it since the seller bought the unit. How it compares to the units that have just sold and are currently on the market.  Things that effect pricing to look at include: Read the rest of this entry »

Warehouse District Condos, Magazine Place Condos-760 Magazine Street

     The Magazine Place Condos are at the corner of Magazine Street and Julia Street.  The Warehouse style condos are in two different buildings, a newer section and the original building which was an old sausage factory once owned by Swift Meats.  There are 57 units are in the three story red brick buildings plus the addition  with almost all the units having parking in the underground garage or adjacent parking lot. 

      The amenities include a large roof top viewing and bar-b-que area and a nice gym on the first floor.  The parking is secure as is the courtyard by the front gate.  The parking is in a garage beneath the building or in an adjacent lot.

Magazine Place Condos, 760 Magazine Street

    The condos in the original building as shown above are mainly one bedroom units.  Most of the two bedroom units are in the new building.  Many of those are townhouse style units with the bedrooms up. Most of the medium two bedroom units over 1000sq. ft. are going to sell in the 300k-325k range depending upon the updates.  The nicest one bedroom units are those on the Magazine Street side plus the units facing the downtown area. 

     Its worth the extra for the larger windows and city views.  People do not mind paying a little more.  The one bedroom units generally go between 190k and 225k depending upon the unit, the views, size,the updates and the parking.

Wednesday at Lafayette Square, it’s your Party and it’s free. Rain or Shine!

      Lafayette Square Wednesday at Lafayette Square is starting on April 2, 2008.  The weekly concert series starts soon so we know Summer is almost here or at least late Spring.  The Lafayette Concert series will run to June 18 th.  The Young Leadership Council runs the annual series with the bands, various food and drink vendors and other vendors.

     The series starts at 5:00 O’clock and runs till 7:30 rain or shine.  Expect the rain to start or end the concert several times during the season.  Its the New Orleans weather where it can rain and shine within an hour.  The park is in the heart of the central business district or the New Orleans Warehouse District.  Its on St. Charles across the street from Gallier Hall and the condos at 625 St. Charles Ave. 

Lafayette Square, Warehouse District

    The Square was named after Lafayette who visited the area in 1825 and covers the entire block.  Parking is easy and available for $3 on Poydras.  The meter maids head home at 6pm if you are looking for street parking.  The schedule is below and feature various local artists and an assortment of vendors trying to separate some money from you.  The park is a great place to eat lunch for those working downtown and want to get away from the concrete. 

      Many times I will tie a visit in when selling Warehouse District Condos as I will likely see some of my old clients.  You can see many of your new neighbors as well.
