The New Orleans market has actually been pretty steady since 2005. We did not have this bubble but Hurricane Katrina wiped out more than 50,000 homes. Insurance rates are high making condos very competitive as they pull from another insurance source.

Many new arrivals are moving here and condos are a great choice. The historic buildings have done well. They were old and they did not flood. We do not follow the same drummer as the rest of the country.

Eric, beautiful rennovation on this unit. I'm curious as to how the condo market has weathered the recent challenges in the housing industry in New Orleans. It this price lower that you would have been able to obtain for a comparable property about a year ago?
