Garden District Condos-1627 Conery St.-Historic Condo Renovation! What do you get for $192,500?

    This exciting condo at 1627 Conery Street in the New Orleans Garden District is a new listing of mine.  This is a great example in how we in New Orleans love to keep these old buildings and reuse them.  The developer really has gone  the extra mile to leave the old fireplaces with the exposed brick, wood plank floors while at the same time giving people what they want.  This is what we like about Historic Renovations. 

     The unit was renovated down to the studs meaning new electrical, new a/c-heater, new water pipes and much more.  At the same time people want new kitchens, new baths, crown molding and lots of windows.  I would guess this building was about 80 years old.

     This Garden District condo has two bedroom and one bath and is in a great location.  You are within half a block of St. Charles Ave. and public transportation via the New Orleans Street car line.  There is no parking but street parking in front of the unit does not seem to be an issue.  Most people living here would love to park and walk.

   The Condo features include 12 foot ceilings, crown molding, recessed lighting, renovated windows that work, under counter lighting, ceiling fans, custom cabinets, travertine tiles, upscale granite counter tops, new stainless steel appliances, and windows that still work.  Whenever you have windows with natural light and high ceilings the unit lives much larger than the 753 sq. ft. of living.  The condo fees are reasonable at $187 per month.  This cover insurance, flood insurance, water and up keep. New Orleans Condos, Perfect for students, persons getting started or a weekend retreat! Has all the Pluses!

      Every once in a while you list an Uptown New Orleans condo that will fit several clients needs.  The 4239 St. Charles Ave Condos or the Hawthorne Condos has a lot of positive things that people are looking for.  This is the case of a new listing that I just got at 4239  St. Charles Ave near Napoleon Ave.   The building is about 80 years old and is a medium size condo association.

      Its on the Mardi Gras parade route, the street car route and halfway between Tulane, Loyola and downtown New Orleans.  Its priced to sell. The only negative is that the kitchen and applicances need updating.  Its $185,239, its my price so I believe its right on the money. See more photos on my website. 4239 St. Charles Ave. The Hawthorne Condos.

    This unit would make a great home for a college student.  A nice condo for a resident or medical student at Tulane or LSU.  Great second home in New Orleans.  Good place to get started for people needing a one bedroom in Uptown.

These are a couple of things that people look for in a condo in this area of town and it meets the criteria for many clients.  Having these helps keep the value in the New Orleans market. 

  1. Its got historic charm and value, 80 years old.

  2. Great Location on St. Charles Ave. Street car line. Close to local Colleges

  3. Garage parking in a secure area and secure entrance.

  4. Third floor unit with fine Street Views.

  5. Plenty of windows and natural light.

  6. Hardwood floors and higher ceilings.

  7. Not easy to find this combination.

  8. Washer and dryer in Kitchen Plus heavy duty ones in the Basement

  9. Storage area and closet space for bikes and such in basement.

  10. Whatever you add or update with reason you get your money back.

Cotton Mill Condos, Warehouse District Condos-Great City Views from corner unit.

     This is a new listing in the New Orleans Warehouse District that I picked up today that I wanted to share since it is such a special unit.  The Warehouse feel comes alive in this corner unit #368 in the Cotton Mill Condos on the 3rd floor.  City View are out of site day and night.  With at least ten 15ft window you get plenty of light. 

     You get the 18′ high ceiling, exposed beams, brick exterior, a new kitchen, new appliances, new floors and carpets.  The entire unit was redone in 2006 down to the studs after Katrina.  Its a well kept unit where a professional stagger could not have done better.  The two bedroom unit has a large 1191 sq. ft. of living area with 2 bedrooms and 2 baths. Price $349,368.
