Magazine Place Condos at 760 Magazine Place. A premium Townhouse style condo in the Warehouse District.

The Magazine Place Condos located in the New Orleans Warehouse District at 760 Magazine has some great features that people are looking for. The great location, on site secure parking, updated condos, high ceiling wood floors, exercise room, roof top common area, courtyard entrance make this one of my favorite smaller complexes in the New Orleans Warehouse District. I just listed this condo for $333,216.
There are not a lot of townhouse style units in the Warehouse District but this is one of them. This condo is almost 1100 sq. of living with a small balcony off the living area. The two bedrooms are upstairs with the two bathrooms. There is a half bath down. The high ceilings and wood floors with the natural light give this condo a much larger feel.
The building was converted into condos 6 years ago and everything was updated as they were sold. The kitchen is small but has been updated with granite counters, stainless appliances, and custom cabinets. All the bathrooms are also in great shape. This unit is move in ready!
The location is great because you are within walking distance of the French Quarter, New Orleans Arena, Riverwalk, World War II Museum, Aquarium of the Americas, New Insect Museum, St. Charles streetcar line, many places to eat, Harrah’s Casino, The Convention Center, Lafayette Square, plus all the major hotels in downtown New Orleans.
You can quickly review all the 2/2 units in the area between 300-450k as there are not very many for sale. This is the strength of the Warehouse District real estate market.

Sugar Plantation Condos In New Orleans Warehouse District, New Listing $289,219. One bedroom plus office! Garage Parking!

This is a premium condo listing that I have just relisted and reduced in price! It’s located at 840 Tchoupitoulas at the Sugar Mill Plantation next door to Emeril’s. It’s in the center of the New Orleans Warehouse District. It’s almost new as these were built as condos in 2005 and everything was brand new, rather than a conversion. It’s still almost new except for the sellers colors and modest changes. It is also the least expensive condo in the complex. The price range is from 300k-550k in the Sugar Plantation Condos.
One of the issues is that it can be a two bedroom but the second room has no closet so by definition its a one bedroom. Many people looking for a second home like the fact that they can have a guestroom. If you are living there it makes a nice office. The bathroom has a hall entrance as well as an entrance to the master bedroom.
This is a Warehouse Condo with street views of Tchoupitoulas that features exposed brick exterior walls, high ceilings, exposed beams, stained concrete floors, wide hallway, granite counter tops, stainless appliances, washer/dryer, and that finished look of a high end condo. The condo has garage parking along with a large storage area on the first floor. The storage area is 8×10 and is a secure room on the first floor.
The condo itself is 975 sq. ft. of living all on one floor with easy access to the elevator. The condo fees are less than $350 per month and include water, insurance, common upkeep, management, and a passport to a care free life in downtown New Orleans.
The condo association features a courtyard and pool. There is a party room and small exercise room. This is very rare for a condo complex to have all these amenties with 43 condos in the complex. These were built as condos so everything in the association dates from 2005. It could be considered better than new at this time.
The association is professionally managed. The condo fees are still one of the lowest in the New Orleans Warehouse District. The garage is secure, the front door is entered by code key, and is well maintained. You can walk anywhere from this location.

Seasonal Adjustments! Less premium Condo Listings Availiable! Is this a trend that is normal?

This is a slow time of year for condo sales in general. There are a lack of buyers, but at the same time there are less premium listings coming on the market in the various categories. Just a couple of ideas as to why this may be?
1. Sellers know its a slow market. If sellers do not have to sell they are waiting for the market to improve. These are the people who do not have to sell but would like to sell. Its takes them a while to get caught up with the market once it turns.
2. The Holidays are approaching. Sellers would rather wait until its more convenient for them to sell. They may have some things to do before putting the condo on the market.
3. Many have given up! The rental market has picked up dramatically and some have decided to rent until the market improves. I suggested this to one of my sellers as I was approached by a person to rent for $2500 per month. I took it off the market. $30,000 for a years rental was too good to pass up.
4. People are not moving as much! Companies think twice about moving a person in slow times as it can be very expensive for them to make a move. Many companies are just not transferring people. They are holding off till better times in all areas of the country.
5. The market has always been somewhat seasonal ! Now it is much more noticable when you go to make appointments. There are not that many premium units to show. There are always the places that few want. There are more that are harder to finance in today’s market.
On the other hand people do look over the holiday times as that when they have the most time. The condos that everyone wants are still selling and many buyers do not get to see them because they do sell.
If your agent does work a particular area often he or she will know people that are willing to sell but have decided not to list at this time. Some of these could be the best buys if you can find them.

New Orleans Condos-Penthouse Condos- Federal Fibre Mills Designer Condo goes to the head of the class. 1107 S. Peters #507

In the New Orleans Warehouse District there are a small number of penthouse condos. Not all of them are great units or have great views. This new listing does have great views, great common areas and is move in designer quality. It was actually a “Design Winner”. Many times they are very expensive. This penthouse condo is only $399,507. My definition of a penthouse is a top floor unit. There are exceptions but this is a general rule in the New Orleans Warehouse District.
In New Orleans downtown where there is seldom new construction so the penthouses are built on top of existing buildings. This is the case with this unit #507 but it has a little twist. The condo has the 5th floor in the original pre-1900 building and then the build out on the roof done for the New Orleans 1984 Worlds Fair. You get a touch of the true Warehouse District feel along with an open living area. You get the best of both worlds, new and old, you can say.
This is a condo that I listed this week at the Federal Fibre Mills that is a penthouse Condo. The Views are some of the Best in the New Orleans Warehouse District but the pluses do not stop there for unit #507 located at 1107 S. Peters. It is unusual in a number of ways. It is a townhouse style unit on two levels. The living area and kitchen are on the terrace level while the bedrooms are down.
The upstairs is on the penthouse level or roof top level with a very open floor plan. This large room opens to your terrace with great city views day and night. This is an entertainers delight with all the designers touches. The kitchen has been totally renovated, New appliances, new light fixtures, new floors, 2 new french doors to the terrace.
The downstairs features the old “New Orleans Warehouse look” with high ceilings, wood floors, large windows, exposed brick, exposed beams, and a master suite. Everything on this level has been upgraded including the bathrooms, tub, floors, vanities, fixtures and much more.

New Orleans Warehouse District Luxury Condo, Gallery Row Condo #410. Price alone does not mean Luxury!

The condo I just listed for $599,448 is a luxury in downtown New Orleans. The condo is located at 448 Julia Street in the center of the New Orleans Warehouse District. What makes this a luxury condo in the New Orleans market and a unique buy in this price range.

There is not a lot of Luxury Warehouse Style condos in the New Orleans Market. When you pay over 500k in this market for a condo the buyer expects to get something with Wow factor. Some of the factors that make this condo a Luxury Buy are:

The buyer never intended to get transferred so he overspent on a lot of details.

Elmwood Oaks Condos, New Two Bedroom Corner Listing for $153,336!

Great new lisitng in the Elmwood Oaks Condos. My previouse blog was about the complex and this one is about the unit #336. Where do I come up with these prices? It just gives it attention with the odd numbers. A similiar unit just sold in the building for 153k. It had an updated kitchen but this condo is a corner unit with nicer views and just a better location within the complex.
The 2 bedroom and 1.5 bath condo measures 1013 sq. ft of living which does not include the balcony and outside storage area. The living area is large with vaulted ceilings at one end, balcony and fireplace.
The condo fees of $168 per month are very moderate and cover the common area maintenance, insurances, repairs to exterior, water, pool, elevators, and cleaning of the outdoor areas.
Recent updates are all new flooring in all areas except the kitchen and bath areas. New counter tops in kitchen. Cabinets have been tastefully painted. The entire unit has been recently painted. Crown molding has been added in the rooms as well. There is a full size washer and dryer in the laundry room. All appliances stay with the unit.
Be one of 101 happy owners with interest rates as low as 5%. You can go with an FHA loan at Elmwood Oaks with 3.5% down and a note of $807 per month at 150k. You may also be able to get the $8000 tax credit as well.

Harahan Condos, Elmwood Oaks has a lot going for it! A great Place to Live!

The Elmwood Oaks Condos located in the Elmwood Business Park are in a class by themselves in the Harahan area. They remain one of the better buys for a two bedroom condo in all of East Jefferson. The common areas are what stands out to most people. The landscaped grounds, large pool, tennis courts, ample parking, secure entrance, low condo fees, balconies or patios, storage areas and much more make Elmwood Oaks a winner.

The condos are tucked into a corner of the Elmwood area and are close to the many businesses and warehouses that call Elmwood home. The area is an easy commute to town of less the 25 minutes and you have several routes if traffic does back up. You are 2-3 miles from Ochsner Hospital and less than a mile to the Mississippi River.

There are never many unit available as people tend to stay longer and make it their home. The values have remained steady. The condos are now older so you see a number of the units have been redone or improvedupon. The Elmwood Oaks Condos were built as condo so you have a decent amount of storage area and a community type of layout. The parking is easy with plenty of space. Secure entrance to all hall ways and elevators to all floors.

The large pool and picnic area are a focal point of the community. There are enough things to say about the complex that I will present my new listing on a separate blog. There are currently 3 units including the 2 bedroom condo I just listed. There is a 3 bedroom unit and a condo foreclosure that needs some updates for 120k.

New Orleans Warehouse District, Paragon Condos, A True “Warehouse District Feel”

The Paragon Condos at 900 South Peters are large condos that give you the true New Orleans Warehouse feel in an association of only 21 condos. It is centrally located in the New Orleans Warehouse and a short walk to the French Quarter, New Orleans Convention Center and the Riverwalk Shopping areas. Location in value is always a factor.
This is a unit that I have just listed. It has some features not usually found in the area. The condo has 3 balconies. One is off the Master bedroom overlooking Fulton Street. One is looking at Fulton Street towards the Convention Center. One has great city views facing downtown. Currently listed at $429,913.
The condo is large by Warehouse District standards measuring over 1800 sq. ft. It also has a lot of storage, secure parking garage, high ceilings, exposed brick walls, and lots of natural light. It is also a corner unit overlooking a quiet street below.
The other unusual feature is the size of the bathrooms and storage areas, they are like separate rooms. The Master is 13×25 with its on private balcony. The great view are a selling point in any condo and this unit has it. The morning sun is another great feature.

There are 2 blocks of green space half a block away from the condo. All of the units in the New Orleans Warehouse District are very pet friendly and these small parks are scattered around the area. Two valuable features that this listing has are plenty of views and a great location.

Sugar Plantation Condos #219, New Orleans Warehouse Distirct, Get a feel for the Area as Well!

Getting a feel of the area where you are going to live is very important aspect of your buying decision. The Sugar Plantation Condo #219 is a premium unit in that is has everything that most people are looking for in a New Orleans Warehouse District condo. Great location in the center of the area at 840 Tchoupitoulas next door to Emeril’s on the corner of Julia Street. The units were new in 2005, these were not conversions from rentals so all the build outs are new in 2005. This means all the a/c, heating, pipes, electrical were new at that ime . The condos sold out within several days at that time.
The #219 Sugar Plantation condo has Tchoupitoulas Street views from the second floor. It has designated parking in the garage below. It has a large storage area downstairs. The condo itself is very fresh with few scratches or even a lived in look after several years. The positives are high ceilings, exposed beams, stained concrete floors in living areas, large windows, exposed brick, and the true Luxury Warehouse feel. This unit is priced at $299,219 is considered a premium unit in the Sugar Plantation Condos. It still has the new unit feel.
The condo is about 1000 sq. ft. with one bedroom with plenty of storage. There is another room that could be used as a guest room or an office. It does not have a closet so I would not call it a two bedroom. The floor plan is open. The bath and kitchen are almost new with that upgraded feel and look. Washer and dryer in the laundry room off the kitchen. The rooms are large as well. plenty of storage for a condo.
This is more than likely the cheapest condo in the building which puts you in a great neighborhood of condos up to the 600k range.
The condo association is professionally managed and has secure entrances for parking and from the Street. The condo was completed in 2005. The condo features garage parking for all. The courtyard and pool are available for the residents. There is a party room and exercise room to enjoy as well. The condo fees are right at $300 per month which covers water, upkeep, cleaning of common areas, management, elevators, parking areas, and security.

840 Tchoupitoulas, Sugar Plantation Condos. Common areas are valuable, the extras! What do they mean!

Just listed a nice condo at the Sugar Plantation in the New Orleans Warehouse District. With each listing you can always find a couple of topics from that listing to blog about. This listing has garage parking with the unit which is a valuable part of the equation to have in this art of town. The Sugar Plantation also has some nice common areas for the owners to enjoy and use. These assets also have value when a buyer is looking to purchase.

Parking in the New Orleans Warehouse District is not easy if you do not have a space with your unit. As the prices near $250,000 most units will have parking. Initially parking was either sold with the unit or sold separately. The prices range from 20k to 30k and are hard to come by if you did not get one in the beginning. Garage parking is even better for your car and your convenience. Not all spaces are equal, the first pickers of spaces tended to get the better ones.

The common area amenities are not free and they also have a value to the purchaser and an expense as well. The enjoyment of the common area generally out weigh the additional expense. Many times people choose the common areas as one of the main reason for their final choose. Location, Location is always the first choice but amenities ranks up at the top.

The enjoyment of the amenities makes the expense worth while to manypeople depending on the desired lifestyle. Having a gym and pool are a plus to most people. No need to join a health club. Good way to meet your neighbors and get outside of your condo w ith no hassle.
It gets hard to put a number on the value of the common area but most people do value these and the units tend to sell better when the common areas are well done. Its still about people wanting to enjoy the lifestyle at whatever price they are looking for in a New Orleans Condo. If you ever plan to rent your condo then this is a major factor in a future tenant wanting to rent your condo.
